- Cancellations and changes up to 14 days before arrival, penalty of 30% of the rental amount
- Cancellations and changes more than 14 days before arrival, penalty of 100% of the rental amount
- Early departure and No Show penalty 100% of the rental amount
- Advance payment of the deposit not refundable 30% of the rental amount. The payment of the not refundable balance of the rental amount equal to 70%, is required 14 days before arrival. In case of non-payment of the balance the rental will be canceled and the amounts paid will be retained as a penalty

Dear Guest, below is the tourist rental contract for the property that you will have to sign with the Landlord.
PROPERTY LEASE CONTRACT FOR TOURISM PURPOSES
(Pursuant to Article 1, paragraph 2, letter C of Law No 431 of 9 December 1998)
The Landlord leases to the Tenant who made this booking and that accepts, unless cancellation of this booking made by one of the parties, the furnished real estate unit indicated above.
The lease will be governed by the following terms:
1. The contract is made for a maximum of 30 (thirty) days, from the arrival date to the departure date indicated in this booking.
2. The property must be vacated not later than 10 a.m. on the day of departure.
3. The property must be used exclusively for tourism purposes, the number of people will be accommodated together with the Tenant based on the maximum capacity of the property indicated in this booking.
4. The Tenant may not sublease or loan the property, in whole or in part, the consequence of this is the legal termination of the lease.
5. The lease fee, according to the conditions and the location of the property, is equal to the amount indicated in this booking, which the Tenant undertakes to pay to the Landlord according to the conditions and methods indicated in the booking.
6. The Tenant shall notify the Landlord of any defects of the property and furniture within 2 hours of the delivery of the keys.
7. The costs relating to the provision of services, such as light, water and gas, shall be borne by the Landlord.
8. Any amounts necessary for the repair of any damage to the property and/or furniture and damaged equipment, attributable to the Tenant, will be charged by the Landlord to the Tenant. The Tenant will repay them upon first request.
9. In case of early delivery of the keys before the expiry date of the lease and in any case of reasons not attributable to the Landlord, it is Landlord’s discretion to return to the Tenant the remaining amount for the unused period, excluding in any case the sums already paid by the Tenant as deposit.
10. The Landlord and the Tenant authorize each other to communicate their personal data to third parties in relation to the obligations related to this rental contract.
11. For matters not covered in this contract reference should be made to provisions of the civil code and other laws in force and local customs.
12. The Parties agree that any disputes arising out of this Contract, shall be finally settled by the court of Barcellona Pozzo di Gotto (ME - Italy).
13. In case of doubt or differences of interpretation, the Italian version of this Contract shall prevail.

Gentile Ospite quì di seguito il contratto di locazione turistica dell'immobile che dovrà sottoscrivere con il Locatore
CONTRATTO DI LOCAZIONE IMMOBILE AD USO TURISTICO
(ai sensi dell’art. 1, comma 2 lett. C, della legge 9 dicembre 1998, n. 431)
Il Locatore concede in locazione al Conduttore che ha effettuato la presente prenotazione e che accetta, salvo cancellazione della presente prenotazione effettuata da una delle Parti, l’unità immobiliare ammobiliata sopra indicata.
La locazione sarà regolata dalle seguenti condizioni:
1. Il contratto è stipulato per la durata massimo di 30 (trenta) giorni, dalla data di arrivo a quella di partenza indicate nella presente prenotazione;
2. L’immobile dovrà essere lasciato libero al Locatore entro le ore 10:00 del giorno di partenza;
3. L’immobile dovrà essere destinato esclusivamente per finalità turistiche, e con il Conduttore saranno ospitate un numero di persone in base dell'occupazione massima dell'immobile indicata nella presente prenotazione;
4. Il Conduttore non potrà sublocare o dare in comodato, in tutto o in parte, l’unità immobiliare, pena la risoluzione di diritto del contratto di locazione;
5. Il canone di locazione, avendo le Parti tenute presenti le condizioni oggettive dell’immobile, e la sua ubicazione, è pari all'importo indicato nella presente prenotazione, che il Conduttore si obbliga a corrispondere al Locatore secondo le condizioni e modalità indicate nella stessa;
6. Il Conduttore dovrà avvisare il Locatore degli eventuali difetti dell’immobile e dei mobili entro due ore (2 ore) dalla consegna delle chiavi;
7. Le spese inerenti l’erogazione di servizi, quali: luce, acqua, gas, sono a carico del Locatore;
8. Eventuali importi necessari per la riparazione degli eventuali danni sull’immobile e/o sugli arredi ed attrezzature danneggiati o imputabili al Conduttore, verranno addebitati dal Locatore al Conduttore stesso che quest’ultimo rimborserà a prima richiesta;
9. Nel caso di riconsegna anticipata delle chiavi rispetto al termine di scadenza della locazione e comunque per motivi non imputabili al Locatore, è insindacabile facoltà di quest’ultimo restituire al Conduttore la differenza di canone non goduta, con esclusione in ogni caso delle somme già versate dal Conduttore a titolo di caparra confirmatoria;
10. Il Locatore ed il Conduttore si autorizzano reciprocamente a comunicare a terzi i propri dati personali in relazione ad adempimenti connessi col rapporto di locazione;
11. Per quanto non previsto dal presente contratto le Parti fanno espresso rinvio alle disposizioni del codice civile, e comunque alle norme vigenti ed agli usi locali;
12. Le Parti concordano che ogni e qualsiasi controversia derivante da questo contratto sarà decisa dal tribunale di Barcellona Pozzo di Gotto (ME);
13. In caso di dubbi o differenze di interpretazione, la versione italiana di questo contratto prevarrà.
